Attention High Level Property Owners

The Town of High Level has contracted Accurate Assessment Group to conduct the 2025 General Assessment for the 2026 Tax Year. Their assessors will be conducting property inspections throughout the community.

We appreciate your cooperation in providing assessors with any necessary information to ensure an accurate assessment.

Why Are Property Assessments Conducted?

Property assessments determine the value of properties relative to one another, ensuring fair property tax distribution.  Assessments do not directly determine property taxes. Municipal tax rates, set by the Town, are applied to assessed values to generate tax revenue.

What Do Property Taxes Fund?

Property taxes help fund essential municipal services, including:
• Fire Protection
• Road Maintenance
• Waste Management
• Parks & Recreation
• Capital Projects

Your tax bill may also include school taxes and seniors housing requisitions, collected by the Town on behalf of the Province, as well as local improvement levies.

How Is My Property Assessed?

Most residential and commercial properties in Alberta are assessed based on market value—the price a property might reasonably sell for under typical market conditions as of July 1 of the previous year. Assessors evaluate:
• Property characteristics (size, type, age, condition, upgrades, lot size, etc.)
• Recent sales of comparable properties in the area

Note: Assessment complaints can only be filed regarding the assessed property value, not tax rates or municipal services. Concerns about tax rates should be directed to Town Administration or Council.
